Fisrt time home buyers can get a grant for down payment and closing costs along with low interest rate of 5 3/4% fixed for 30 years.  You can also get a 2-1 buy down which is the payment is bought down for you.  As an example the first years payment would be assest at 3 3/4% and the second year would be 4 34%.  You will qualify at the middle interest rate payment.  Certian income limits apply but this program is great.  All you need to qualify for the first time buyer is that you have not has ownership in a home in the last 2 years.  Call for  details on loan limits, 805-736-1529
